A practical workflow for off-market property research

Off-market research is a process of finding properties and owners worth investigating before a listing appears. The goal is not to label an owner as motivated from a single record; it is to build a small, explainable queue that a person can verify and work.

Quick answer

Use multiple available signals to decide where to look first, preserve the source context, verify the property, and prepare an appropriate next step. Notroa supports that research workflow in covered counties and with imported lists outside live discovery coverage.

Why one signal is not enough

A single public record can be incomplete, old, or unrelated to the owner's plans. Combining available context creates a more useful research priority, but it still does not create certainty. The best queue makes the reasoning visible so a user can disagree with it.

Notroa's score is designed for prioritization. Users can inspect the factors, decide whether a record is worth keeping, and move it into a pipeline rather than treating the number as a promise.

From discovery to a first conversation

Begin with a market and acquisition strategy. Review a manageable batch, check the source record, look up contact information only for selected records, and draft an outreach angle that matches the verified context. Track the result so future research gets more disciplined.

A wholesaler may prioritize a short list for direct owner outreach. An investor may organize records by property type or follow-up timing. The workflow can be the same even when the acquisition strategy differs.

Coverage is part of the decision

County data is not uniform. Before planning volume, check which markets and signals are supported. If a county is outside live discovery coverage, import the list and use the same review and pipeline tools instead of assuming a missing result means there is no opportunity.
